What We Handle

One team for the whole house

A full home renovation touches structure, services, layout and finishes at the same time. We plan all four together, so the trades are not working against each other and you are not the one holding the programme together.

Layout and living spaces

Older Auckland homes were built for a different way of living: small, separated rooms and a kitchen tucked away at the back. We rework the floor plan, open up the living areas and bring light into the middle of the house, keeping the character features you want to keep.

Structure, weathertightness and services

Piles and subfloor, framing repairs, roof and cladding work, then rewiring and replumbing by licensed electricians and licensed plumbers. This is the part of a renovation you only get one chance at, so it is done before any finishes go on.

Insulation, heating and comfort

Insulation, ventilation and heating are planned as part of the renovation rather than added afterwards, because a villa or bungalow that has been opened up behaves differently once the walls are closed in again.

Older Auckland Homes

Villa, bungalow and mid-century homes

Most of the houses we renovate were built long before the way people use a home today. Each era comes with its own list of things to check before the design is locked in.

Villa renovations

Villas give you ceiling height, sash windows and detail worth keeping, alongside piles that have moved, wiring that predates modern loads and a kitchen that was never meant to be the centre of the house. A villa renovation is usually part restoration and part rebuild, and the design has to respect both.

Bungalow renovations

Bungalows tend to have good bones and a floor plan that closes the living areas off from the garden. Opening the rear of the house, relocating the kitchen and reworking the indoor to outdoor connection is the work that changes how a bungalow lives.

Mid-century and brick and tile homes

Later homes are usually structurally sound and dated in layout and services. The work is more about insulation, heating, joinery and finishes than about structure, which changes the budget and the programme.

Working with your architect or designer

If you already have an architect or a designer, we build to their drawings and join the conversation at pricing stage. If you do not, our senior in-house designers can take the project from first sketch through to selections.

Areas. We renovate homes across the wider Auckland region, from the central suburbs to east Auckland, the North Shore, west Auckland and south Auckland. Based in Mount Eden, serving Auckland-wide.

Room By Room, Or All At Once

Renovate in stages, or in one run

All at once

One consent, one scaffold, one set of trades, one handover. It is the shorter path overall and it usually means moving out for part of the programme.

In stages

Kitchen and living first, bedrooms and bathrooms later. It keeps you in the house and spreads the spend, and it asks for a master plan up front so that stage two does not undo stage one.

We will tell you which of the two suits your house and your budget at the free site visit, before there is a contract on the table.

Need more floor area, not just a better layout? That is an addition rather than a renovation, and it brings the Council consent process with it. See house extensions and home additions.

Good To Know

Home renovation questions

What does a full home renovation cost in Auckland?

It comes down to the age and condition of the house, how much of the structure and services you are replacing, and the level of finish. After the free site visit we give you a fixed-price contract with itemised costs, so you are comparing a real number rather than a guess.

How long does a villa renovation take?

The programme depends on the scope, on what we find once the linings come off, and on whether the work needs a building consent. You get a staged timeline with your contract.

Can we live in the house while you renovate?

Sometimes. If the work is staged, we can often keep a kitchen, a bathroom and a bedroom in service while the rest of the house is under way. For a whole-house renovation, most homeowners move out for the main part of the programme. We will tell you which applies at the site visit.

Does a renovation need a building consent?

Structural changes, new plumbing and drainage, and work that changes the fire or weathertightness performance of the house generally do; like-for-like finishes generally do not. We tell you which parts of your project need consent, and we prepare and lodge the application with Auckland Council.

Can you work with our own architect or designer?

Yes. We price and build from their drawings, and we join at pricing stage so the design and the budget meet before the documents are finished.

Which parts of Auckland do you cover?

We work across the wider Auckland region. Based in Mount Eden, serving Auckland-wide, Monday to Friday.
